In preparing your home for viewing by prospective buyers, remember that people buy on emotions and. Your home has to FEEL right or buyers will look elsewhere. Look at your home objectively and listen to suggestions from your agent about ways to make your home more appealing, such as cleaning, decluttering, removing personal items, making cosmetic repairs, etc.  Professional photos are a MUST.  When people are viewing properties on line, they decide after seeing the photos, if they want to tour the home in person.  You want to put your homes' best face forward in a manner that only professional photography can offer.

Consider Your Options

When a buyer makes an offer, what do you do? There are more factors to consider when evaluating an offer besides just the price a buyer will pay.  Are the prospective buyers asking for closing costs, a home warranty, survey, or non-realty items?  What is their requested closing date, option period and what they are willing to pay you to take your home off of the market to allow for inspections??  Your REALTOR® will help you review the terms completely, providing you with an estimate of net proceeds, to assist in the decision making process.   Once an offer is accepted by you and the buyers, the buyers will perform inspections and finalize the deal.
